Vancouver Neighbourhood Guide

EXPLORE VANCOUVER NEIGHBOURHOODS

Vancouver is a city of distinct neighbourhoods, each offering a different combination of housing, lifestyle, amenities and access to the rest of the Lower Mainland. From established residential communities on Vancouver's west and east sides to waterfront condos and downtown living, buyers have an exceptionally diverse range of options.

Understanding Vancouver's major areas is an important part of choosing where to live. Housing styles, property values, lot sizes, transit access and neighbourhood character can vary considerably from one part of the city to another.

This guide explores five major areas of Vancouver — Vancouver West, East Vancouver, South Vancouver, Downtown Vancouver, and the West End & Waterfront — along with some of the neighbourhoods that make each area distinctive.

Vancouver West

Vancouver West is home to some of the city's most established and sought-after residential neighbourhoods, offering everything from character homes and luxury properties to townhomes, condos and newer developments.

Kitsilano and Point Grey combine residential streets with beaches, parks and local shopping, while Dunbar, Kerrisdale and Arbutus are known for detached homes, mature landscaping and established neighbourhood centres.

Shaughnessy features some of Vancouver's largest homes and properties, while Cambie and Oakridge are evolving with significant new residential development and convenient Canada Line access. Fairview offers a more urban mix of condos and townhomes close to False Creek, Granville Island and the Broadway corridor.

Vancouver West covers a wide range of housing and price points, making the individual neighbourhood, property type, location and condition especially important when comparing homes.

East Vancouver

East Vancouver is made up of diverse and well-established communities offering a broad mix of detached homes, duplexes, townhomes and condos. The area combines residential neighbourhoods with local shopping districts, parks, schools and convenient access to transit.

Commercial Drive and Grandview-Woodland are known for character homes, independent shops, restaurants and a strong neighbourhood atmosphere, while Hastings-Sunrise offers established residential streets with convenient connections to downtown Vancouver, Burnaby and the North Shore.

Renfrew and Collingwood provide a varied mix of housing with excellent transit connections, including SkyTrain. Mount Pleasant blends character homes with newer condos, restaurants, shops and employment areas in one of East Vancouver's more urban and walkable settings.

East Vancouver's variety of neighbourhoods and housing styles gives buyers a wide range of options, with values often influenced by proximity to transit, schools, parks and local shopping areas.

South Vancouver

South Vancouver includes a collection of established residential communities stretching across the southern portion of the city. Housing ranges from detached homes and duplexes to townhomes, condos and an increasing amount of newer multi-family development.

Fraserview and Victoria-Fraserview are known for residential streets, parks and homes near the Fraser River, while Killarney and Champlain Heights offer a mix of detached homes and townhome communities surrounded by parks and mature green space.

Sunset and the Fraser Street area combine residential neighbourhoods with local shops, restaurants, schools and convenient routes throughout Vancouver. Oakridge is undergoing significant transformation with new homes, retail and community amenities around the Canada Line, while Marpole offers a mix of established housing and newer development close to Richmond and Vancouver International Airport.

South Vancouver can appeal to buyers looking for a more residential setting while maintaining convenient access to major routes, transit, parks and neighbourhood amenities.

Downtown Vancouver

Downtown Vancouver offers a highly walkable urban lifestyle surrounded by restaurants, shopping, entertainment, employment centres and the city's waterfront. Housing is predominantly condominium living, ranging from established buildings to newer luxury high-rise residences.

Yaletown combines modern condominium towers with converted warehouse buildings, restaurants, parks and access to the False Creek seawall. Coal Harbour is one of Vancouver's premier waterfront communities, known for luxury residences, marina views and immediate access to Stanley Park and the seawall.

The Downtown Core provides convenient access to employment, shopping, entertainment and rapid transit, while Gastown offers heritage architecture, loft-style residences, restaurants and independent businesses in one of Vancouver's most historic settings.

For condo buyers, individual buildings can differ considerably in age, amenities, strata finances and maintenance history, making both the building and its location important parts of the buying decision.

West End & Vancouver Waterfront

Vancouver's West End is one of the city's most established urban neighbourhoods, positioned between Downtown Vancouver, Stanley Park and English Bay. It offers an unusual combination of waterfront access, mature tree-lined streets and a highly walkable downtown lifestyle.

The West End features a broad range of condominium and apartment buildings, from older concrete towers to newer luxury residences. Residents are within walking distance of restaurants, shopping, beaches, Stanley Park and the seawall.

English Bay and the waterfront are particularly attractive to buyers looking for views and immediate access to Vancouver's beaches and seawall. Properties range from established buildings to high-end waterfront residences, with location, exposure and views often having a significant influence on value.

When purchasing a condo in the West End or along Vancouver's waterfront, building age, maintenance history, strata finances, insurance and upcoming capital projects can be especially important considerations.
