Buying a Home in Burnaby & the Lower Mainland

Buying a home is about more than finding a property you like. The right purchase starts with understanding your budget, identifying the right neighbourhoods and properties, evaluating value, and having experienced guidance throughout the process.

Team Keenan Neilly helps buyers throughout Burnaby and the Lower Mainland navigate every stage of buying a home. From establishing your search criteria and reviewing comparable sales to evaluating properties, preparing an offer, negotiating terms and reviewing important documents, we help you make informed decisions with confidence.

Start With What You Need

Before beginning your home search, it helps to have a clear picture of what you're looking for and why you're making a move. Consider the type of home that suits your lifestyle, the amount of space you need, your preferred neighbourhoods and the features that matter most to you.

We recommend separating your priorities into “must-haves” and “nice-to-haves.” Location, commute, schools, transit, outdoor space, parking, accessibility and proximity to shops and services can all influence which properties are the best fit.

It's also worth thinking a few years ahead. Consider how long you expect to stay in the home and whether your needs may change. Having a clear set of priorities allows us to focus your search, identify good opportunities and help you avoid paying for features you don't really need.

Get Your Financing in Place

Before seriously shopping for a home, it's important to understand how much you can comfortably afford and have your financing in place. A mortgage pre-approval can help establish your price range and give you a clearer picture of your estimated monthly payments and other costs associated with buying.

We recommend speaking with a qualified mortgage professional early in the process. If you don't already have someone you're working with, we're happy to connect you with experienced mortgage professionals who can explain your options and help you prepare for your purchase.

Having your financing organized before you find the right property also puts you in a stronger position when it's time to make an offer.

Finding the Right Home

Once we understand your priorities, budget and preferred locations, we can focus the search on properties that are genuinely worth considering. We'll help you monitor new listings, identify opportunities and arrange private showings for homes that match what you're looking for.

But finding a home isn't just about matching bedrooms, bathrooms and price. We'll help you consider location, condition, layout, resale potential and how a property compares with other options on the market.

For condo and townhouse buyers, we'll also look beyond the individual unit at the building or complex itself, including strata fees, available documents, building history and other factors that could affect your purchase.

From Offer to Possession

Once you've found the right home, we'll guide you through preparing and negotiating the offer, including price, dates, subjects and other important terms. We'll review comparable sales and current market conditions to help you make an informed decision about what to offer.

Once an offer is accepted, we'll help coordinate the due diligence process. Depending on the property, this may include financing, a home inspection, reviewing title and property documents, and—for condos and townhouses—reviewing strata minutes, financial statements, depreciation reports and other relevant strata information.

We'll continue to guide you through subject removal, completion and possession, while working with the other professionals involved in the transaction to help keep everything on track.
